Renting to musicians???????

I owner occupy my duplex and rent out an upstairs apartment. I have an upcoming vacancy and have been advertising on Craigslist. I have had some inquiries but few follow through...and we are getting close to the winter season when no one seems to move (I am in the cold midwest)...I had a younger pair of friends (guy and gal) come through today and they seemed really nice, I could tell they would be nice to live with, until...as they were leaving, they told me that they are both musicians (singer and saxophone) and they would practice in the evenings together (not past 10 or so). Still, my building is not well sound-proofed, so their practicing would probably greatly affect my peace and quiet. I do realize there will be some noise due to shared walls and living so closely, etc., but do not feel I should have to tolerate nightly music such as this...yet, I like them otherwise and winter is coming, I really can't let it sit much longer. What would you do? Advice?
